1 |
A lot of disrepair but not quite enough or bad enough to push into unfit, mostly external. |
1 |
A lot of very ninor disrepair items. Central heating disrepair (boiler brokeb 5 years ago and not fixed probably means system has rusted up and needs complete replacement. Although heating provisionh is not unfit. |
1 |
A number of significant defects none sufficiently serious to make unfit in their own right but collectively considered to be sriously defective. However, borderline unfit. |
1 |
Aggregation of disrepair just sufficient to make property defective |
1 |
Although cooker is poorly located, the door from the living room opening on to it does have clear glazing in it, thus giving warning (at least to adults & taller children. |
1 |
Always some doubt when using a purely electrical design matter but not much doubt in this case really. Some disrepair but not enough to make up a convincing basket |
1 |
Athough there is evidence of blatent wall bulging it is not clear that problem is progressive so recorded as defective rather that unfit. |
1 |
Bath & wash basin at first floor level. Toilet at bottom of stairs at ground floor level. Users are more likely to use kitchen sink than go upstairs to bathroom. |
1 |
Bathroom fittings are satisfactory.Judgement made on condition of street wall finishes & walls are in hand. |
1 |
Bathroom is very small but difficult to justify "unfit" on size alone. |
1 |
Bith chimneys appear to be leaning. external wall beneath not in good condition. doubts over stability. |
1 |
Borderline - Clear bulge to brickwork at high level, slight dishing of roof, the elderly occupant says being like it for years - so may be stable. |
1 |
Borderline decision. |
1 |
Borderline defective - majority of disrepair minor but spalled lintels do require prompt attention plus multiplicity of non urgent items |
1 |
Borderline fit on disrepair and dampness. Quite a lot of evidence of water penetration and resultant fabric disrepair but recent dry weather has probably minimised the actual impact of these defects. |
1 |
CAUSE OF INTERMITTENT BLOCKAGES TO BE INVESTIGATED |
1 |
Collective small amounts of disrepair to windows, drainage+lack of maintainance subjective decision as items are small but in all areas. |
1 |
Cooker is immediately adjacent, and at right - angles to sink and it therefore presents a very dangerous safely hazard. It is not immediately apparent how difficult it would be te rearrange the layout of kitchen fittings, inorder to re site cooker |
1 |
Defective due to poor ventilation, poor lighting (kitchen), fire hazards- this alone could warrant worse rating |
1 |
Despite numerous defects the dwelling continues to provide reasonable accomodation in practice. |
1 |
Evidence of penetrating damp to rear sitting room-flat roof covered with profiled metal sheets in apparent good order but householder reports penetrating damp occuring during very heavy rainfall. |
1 |
Extensive disrepair but all are cumulative small items, with exception of dormer roof area above. No dampness(somewhat surprisingly)seems to be ingressing through roof, but I would want to re-inspect during/after rain. |
1 |
Fit on all items except disrepair. There were lots of disrepair items but all of them not particulary serious and more causing discomfort to the occupants. |
1 |
Food preparation - Kitchen/living room door opens onto cooker position. Borderline unfit/defective. |
1 |
Good house apart from need to ramp up wall & ceiling insulation & provide full CH.to deal with condensation & mould growth. |
1 |
Ground floor wc with no basin, nearest basin is located in first floor bathroom. Therefore wc fails standard but borderline as to whether this absence makes rouse not reasonably suitable for occupation hence not clear cut decision. |
1 |
Heating - Electric installation for heating. Main living ok but bed 1 double socket located where an appliance would have to located in walkway area but only a 1 bed flat, modern electrics + mcb so good overload protection. Flat has smoke detectors. |
1 |
High boundary walls bulging, need doing ie rebuilding, bordering on unfit.Attic staircase needs replacing but does,nt make whole house unfit but borderline decisions. |
1 |
House in reasonable condition - aspect for concern is missing balustrade (removed) from ground floor to 1st floor - only aspect of disrepair of concern. |
1 |
I believe that as housing act filters standard, habitable rooms should be ventilated driect to outside air.Not everyone -eg.Building regs with regard to conservatory additions ,agrees. Also perhaps removal of now internal windows and doors would be .. |

Not known whether movement to house is progressive or historic.Amount of defects inconclusive as to justify clearcut unfitness. |
1 |
Not sufficient evidence of ongoing movement to make unfit. Walls bulging at point under construction at rear. |

Problems are severe, but tenant making huge effort to counteract them and keep on top of mould |
1 |
Property in generally gd condtn. However orig balustrade removed by previous owner-fall hazard from ground-ff stairs 2.8m ceiling height. This 1 defect's therefore serious but only 1 defect in relation to 4 bed house-regarded as seriously defective. |

1 |
Quite a lot of disrepair but mostly minor & associated with work to kitchen & bathroom. More crucial to kitchen or bathroom operation. |
1 |
Quite a lot of disrepair items but not quite enough of a severe enough nature to push into unfit. |
1 |
Quite alot of disrepair, particularly external disrepair. However not quite enough individually or colectively to constitute servis disrepair. Borderline fit |
1 |
Rated as defective rather than unfit as "unfit" areas refer to kitchen in ad part of house - this is used on a daily basis by the family, though technically they could use the kitchen in the granny annexe (additional part) via the connecting door - |
1 |
Relatively minor works, but contribution to inability to prepare food hygienically. |
1 |
Rising damp less than 1m long-minor. |

Rising damp to walls in kithcen, Unable to determine full extension but only a small area evident. Couldn`t arrive at a decision on food preparation fitness for this reason |
1 |
Rising dampness not so serious as to make house unliveable. Cleanability of bathroom, similar. General repair, similar. |
1 |
Roof covering in poor state of repair. Judgement call of not unfit but close. Several structural defects, yard wall out of plumb, what appears to be some differential movement between addition and main dwelling shown by cracks to first floor landing |
1 |
Sag to front roof slope |
1 |
Second bedroom - No heating & only one electrical socket - could be classed as unfit? Various items of disrepair - 'defective' - clear cut. |
1 |
Serious problems to laundry but not considered to have a significant impact on the whole house. Originally built as detached property with detached double garage. Area between was 'filled in' to create utility room. Garage floor has sunk in centre |
1 |
Several defects inc possibility of mild damp in 2nd floor bedroom & small patch possible damp in circ space sloping floor in 1 st floor bathroom evidence of old movement-no evidence of recent but generally well modernised/ repair & adapted to student |
1 |
Significant disrepair (although some due to renovations decorations ongoing) |
1 |
Single glazing broken to install temporary metal shutter. Assumed reglazing is not a minor repair. |
1 |
Some doubt over whether extent of condensation is exacerbated by tenants lifestyle |
1 |
Structural - am just not sure of extent of problem: crack up front right wall. tell tales appears broken but at high level - others lower down removed - not present at time of inspection |
1 |
Subjective judgement on disrepair however all windows do not seal properly. At the time of survey boiler was partly out due to be replaced by council. |
1 |
THERE IS SIGNIFICANT STRUCTURAL MOVEMENT BUT NOT ABLE TO DETERMINE IF ONGOING. SOME SUPPORT FROM OTHRE PROPERTIES IN TERRACE. |
1 |
The condensation/severe mould growth could be cured by better ventilation & more use of the heating system but fuel cost too much for tenants. |
1 |
The leaking toilet could be repaired easily. The defective lintel has not yet caused any structural failure but requires early replacement as reinforcement exposed and rusting. |
1 |
The only w.c. is at the top of the stairs. The wash hand basin is accessed via walking through the kitchen!! Passing food preparation area. |
1 |
The original windows are all in various stages of disrepair and decay, some more than others |

1 |
The rooms are large with high ceilings. There are open fireplaces in some rooms. |
1 |
The structual stability is not major but is progressive but the id disrepair is inconclusive even though the house is still quite pleasant to live in if you avoid the rear dinig room. |
1 |
There are some areas of work surface that is usable |
1 |
There has been an upper floor leakage of water which has affected tiles and plastered wall in kitchen making it difficult to clean. This could easily be repaired. The kitchen door has holes in it but could be replaced; similar situation with wcdoor |
1 |
There is a fault to the felt roof covering to the flat roofed section of the main part. The fault is not causing dampness but is likely to deteriorate unless rectified quickly |
1 |
There is disrepair to all areas, but the stairs are dangerous and need replacement, otherwise no repair is urgent. |
1 |
There is separate access to the kitchen from the hall. |
1 |
There is significant dampness to the rear wall of the structure which adjoins the rear elevation -brick walls (probably 100mm) with polycarbonate roof. External ground level is >1m above floor level. Not habitable room although refrigerator kept here |

To my mind a 2nd surveyor may feel that having a WC & WHB on different floors does not make the property unsuitable for occupation on this 1 assessment. |
1 |
Unable to assess if ventilation is sufficient to stack vent. Lighting defects may be defective bulbs and switches and therefore easily remedied. |
1 |
Unable to determine if 30A cooker socket is behind unit.Client only uses microwave.Kitchen very small but usable. |
1 |
Unfit only on cooking provision. Kitchen could be remodelled if old inter-connecting door built up and kitchen refitted |

VENTILATION-Kitchen -door has conservatory beyond therefore no direct ventilation ? from above cooker-prob not to outside air.Lounge-pair of sliding doors -no window.Doors open but security then breached. |

Ventilation to bathroom WC is entirely by mech means which is not working-however no sign of condensation/mould so assume air percolating out through the fan duct without mechanical aid |

W/C on own compartment at rear of back addition, WHB in bathroom which is the other side of the kitchen, but on same level. Not clear cut because have to go through kitchen to get to bathroom. |

a lot of minor disrepair just not quite enough to push into unfit. none really inconveniencing household except central heating. |
1 |
accumulation of defects to fabric bordering on unfit, but appears worse due to tenanants mess |

1 |
although the roof is sagging badly on both aspects there is no evidence of water penetration and the roof does not appear to be unsafe at the present time |
1 |
although the wc is located outside the back dooor this area has now been enclosed by a wall and upvc door and window built originally in the 1960s hence it is covered from the elements but the area is not heated+ |

amount of work needed is quite substantial ie rebuild part of side wall & some new windows needed. |

at time of visit boiler was not working so no hot water to kitchen & bathroom but defect could probably be fixed fairly easily |

basket of disrepair items and penetrating damp push this towards unfitness. |

basket of problems, structural movement-common problem in this road-repairs required to roof, joinery etc. Needs damp proof course on part of wall. Eacg problem individually only defective but together could be unfit. |
1 |
bath tap cannot be used - tenant says plumber visit arranged |
1 |
bathroom is in awful state - bath is old & stained but most of this is due to tenants life style. Dampness condensation also does not help - again this worse due to tenant not cleaning bathroom regularly |
1 |
bathroom very cramped due to formation of en-suite |
1 |
bathroom walls are impossible to clean because old grout runs on wall immediately by bath. Alterations going on therefore will be fit in future |

boiler has broken down so no hot water to bath, whb or sink. Needs minor repairs but part on order for 1 month - not easily remedied. |
1 |
boiler located in bathrrom (combi boiler) Sput at side of w/b severe chance of electrical shock. |

1 |
borderline decision on disrepiar, however adding everything in I think just tips it into unfitness. |
1 |
borderline decision on food preparation. Very cramped kitchen, decided defective rather than unfit |
1 |
consider condensation may be partly due to causation by lifestyle of occupant |
1 |
considerable disreapir to kitchen cupboards and work tops (affecting cleanability) but probably not bad enough to warrant 'unfit' assesment |
1 |
considerable no. of items of disrepair but probably not sufficient to say unfit. |
1 |
considered that as slight space present between external door and copoker, swing of door would not hit cooker user therefore only defective.may be considered by others that hazard sufficient to make unfit |
1 |
cooker sited adjacent to doorway, kitchen narrow but cooker could easily be resited to be safer. |
1 |
cooker very poorly located & in my opinion dangerous however-is merely a case of relocating in kitchen which is big enough |
1 |
could be argued that defect is relatively easily remdeied by replacing whb |
1 |
could not view other homes standards were better. |
1 |
crittal windows warped & not weather tight very cold for sheltered accomodation- all need replacing. |

drainage-possible collapse of drain under adj house 2 storey extension.Alternatively,it could just be blocked, could not locate inspection chamber(could be on other premises) |
1 |
due to kitchen size not possible to fit all amenities into room(fridge in hallway)layout also defective as part of worktops are behind door making layout dangerous but not in my opinion a hazard. Difficult to know how to improve but have coded repair |
1 |
dwelling is currently without a main bath- is has recently been removed and there is a new one waiting to be installed but no fixed date for the installation. There is also an en-suite shower in one bedroom (the flat is shared accomodation) |

1 |
failed whole property on the location of the cooker, kitchen relatively small cooker free standing adjacent to both door openings. Seems a bit harsh to fail house just for this, although there are other faults not just cooker location |

lots of damage to wall plaster throughout the flat artex to walls of bathroom/wc making them difficult to clean border 1cm unfit? |
1 |
lots of minor disrepair butnone individually that seriously make the property unsuitable for occupation |
1 |
most of the accumilated disrepair is to the outside of the dwelling. As the living room is not used much by the occupiers the lack of ventilation does not have a noticeable affect.A law could be made therefore the dwelling may be reasonably suitableo |

no ventilation at all to kitchen-but not causing obvious problems(probably due to size of room!!) |

not clear cut because although bathrooms is separated from kitchen by a door, has good mechanical ventiltion& a whb & has just enough room, but combined with its location is very far from ideal |
1 |
not unfit although house type is `defective`. Further investigations could result in wall panels being worse than they at first appear |

numerous items of disrepair, both internally and externally, but none of them serious in their own right and collectively probably not quite enough to be unfit. Borderline |

1 |
numerous items of disrepair. but a lot of the work outside, condensation not quite bad enough as unfit alone but add to disrepair |

seems lots of bits and pieces & stability but none seriously threatening or affecting reasonable suitability for occupation |
1 |
seems on paper that disrepair, dampness & drainage ought to be enough but none impacts sufficiently.dampness is condensation/mould in 3rd(disused) bedroom from a cold bridge.minor gutter probs not causing any inside effects.none of the disrepair |

small amount of wall tiling in kitchen and bathroom would solve |

structual stability - right wall bulging at first floor ceiling level. no obvious cracking so just dont know extent of problem - decison not clear cut. |
1 |
structual stability based on cumulative items - only one problem suggests imminent danger (stack) & would require further advice on its structual danger at present. |
1 |
structural movement appears to be progressive, on going requires monitoring |
1 |
subsidence affecting block is significant but has not yet affected all of the subject unit |
1 |
tenant says waste leaks, has disconnected, hence sink unstable, waste is not connected to waste pipe. however the trapped waste and connections are relatively modern plastic, it appears that simply purchase new fitment, rubber seal will make repairable. |

the roof defect will lead/cause severe injury- borders on being unfit from danger aspect but not yet wet in house. |
1 |
the roof on one side is built on unsuppoting wall &bulider has put in additional props-unclear without st.eng as to adequacy |
1 |
the settlement is probably not progressive and may have been the result of the very hot summer of 1976. |
1 |
the wc compartment does not directly communicate with kitchen but is proximate to the kitchen and contains no basin for hand washing |
1 |
there apear to be a number of items which could add to the basket of disrepair&the localised damp patch might be taken by some surveyors to make the unfit judgement. In my view the property condition is not significant enough in only one area or in |
1 |
there is a problem with drainage in the area due to pitch fibre pipes collapse but the cause of the recurring problem at this property is not known. |
1 |
there is an accumilation of disrepair and minor penative dampness.however the location and extent of it does lead to consider tthat the dwelling is reasonable unsuitable of occupation |
